Has the Everett Revolution stadium actually been approved?

No. As of late September 2026 the Kraft Group's own project site describes the stadium as being in the pre-permitting phase with a construction timeline listed as TBD. The Environmental Notification Form was filed in April 2026 and the full environmental impact report was expected to be filed with MEPA in October 2026. Table 1-2 of that April filing lists 32 separate permits, approvals and agency consultations across federal, state, Everett and Boston authorities. The estimated construction window runs from a Q3 2027 start to a Q4 2029 completion, and none of those dates are locked.

What is the Alford Street bridge redesign, and is it happening regardless of the stadium?

It is the MBTA's Lower Broadway and Alford Street Transit Priority Corridor, a 1.2-mile project running from Sweetser Circle in Everett to Sullivan Square in Charlestown. It cuts the bridge from four vehicle lanes to three and adds a separated busway and bike path. The MBTA won a $22.4 million federal grant for it in June 2024, before any stadium agreement was signed, and it serves more than 8,000 daily bus riders on routes 105 and 109 today. Design runs 2025 to 2027 and construction 2027 to 2028. One condition remains: the grant still has to be formally obligated, which requires 15 percent design.

Have Everett home prices already gone up because of the stadium announcement?

Not in the closed sales. Over the twelve months ending September 22, 2026, Everett condominiums closed at 97.4 percent of their original asking price after a median 53 days on market, while Charlestown condominiums closed at 99.6 percent after 34 days. Everett's median condominium closed at $470,000 against Charlestown's $940,000, exactly double. The announcement shows up on the ask side instead: 19 active Everett multifamily listings carry a $1,040,000 median ask against a $905,000 median closing price over the past year.

Did the Encore casino make Everett a good place to buy a home?

It made Everett a construction boom, but mostly a rental one. The Commercial Triangle has permitted more than 5,000 units and built more than 3,000 since Encore opened in June 2019, built largely by institutional apartment developers like Greystar, The Davis Companies and V10 Development. Rental does not produce deeds. Of the 195 homes that closed in Everett over the last twelve months, only 8 were built in 2015 or later, about 4.1 percent, and roughly 72 percent predate 1940. Buying in Everett today mostly means buying prewar two and three family stock.

What does the stadium project mean for Charlestown and Assembly Row?

Both corridors are being rebuilt with money that is already appropriated and does not depend on the stadium. Boston filed a $211 million Rutherford Avenue and Sullivan Square redesign with MassDOT in May 2026, the largest fully funded municipally led roadway project in the state, and MassDOT's $62 million Mystic River bicycle and pedestrian bridge from Assembly Row into Everett is going out to bid with construction expected in fall 2026. The Kraft community agreements add up to $17.5 million toward an eastern Assembly Square headhouse and $10 million toward Sullivan Square, but that headhouse money sunsets if construction does not begin within three years of the stadium opening.
